North Surrey sits largely on London Clay. Go south and you are into greensand, then chalk along the Downs. It changes the foundation solution, the dig, and sometimes whether a footing works at all, so the site investigation gets read before we price rather than after we mobilise.
The approvals vary as much as the ground. Much of the county is green belt or conservation area, plenty of sites sit behind a lane that will not take an eight-wheeler, and highway works go through Surrey County Council with their own specification and inspections.
